Nestled within the sprawling eight-acre Kasauli estate, The Row House is a structure steeped in history, standing as a testament to the estate’s evolving legacy. Built four decades ago with a singular purpose—commercial mushroom cultivation—its design was meticulously crafted to create the perfect environment for delicate fungi. The five rooms, arranged in a straight row, were not just an architectural choice but a functional necessity, allowing for precise control over temperature and humidity, crucial for fostering the fragile yet lucrative crop.

Over time, as the estate grew and flourished, The Row House took on a new role, transforming from a hub of cultivation into an intriguing relic of the past. Surrounded by four grand villas that now define the estate’s luxury, it remains a quiet yet steadfast presence, its simple structure contrasting with the elegance that has since taken root. Perhaps, on misty mountain evenings, it still murmurs echoes of its former life—of baskets brimming with mushrooms, of hands tending to the delicate crop, of an era where its walls held the promise of harvests rather than history.

Today, it stands not just as a building, but as a cherished reminder of the estate’s journey, a bridge between its industrious past and its refined present.

Nestled in an 8-acre estate teeming with life, over 80 bird species call this place home, making it a paradise for birdwatchers. Here, at The Row House, in the heart of Kasauli, luxury meets nature's wonderland.
This villa is perfect for families and friends, young and old, offering a haven of peace far from the bustle of the city.
This beautiful oasis is located in the heart of Kasauli. If you want to explore outside, it's just a 1 km walk to the main church or a 1.5 km walk to the center of town. The campus is large, offering guests privacy while still being in the center of town.
The property consists of two distinct parts that resemble cottages, separating the rooms from the dining area. Inside, the villa has spacious rooms. There is a cozy reading nook with floor-to-ceiling windows that offer panoramic views of the valley.
The bright and peaceful rooms are elegantly designed with soft colors. The wooden floors feel warm underfoot, and a large window provides a view of the serene surroundings. Although the world outside is busy, the room remains calm and quiet.

The layout of the Home:

A hidden mansion nestled among whispering trees. Its walls are sturdy and old, proudly showing their age with brown-tiled roofs that slope gently.
From the outside, it looks like a wizard's hat, with ivy climbing up the windows that seem to hold countless stories. Inside, a grand staircase leads you to a dining area filled with many tables and chairs.
In the second main cottage, the corridor’s ceiling is made of wood, leading to bedrooms where time seems to slow down.
Each room is elegantly designed with soft colors and simple furniture.
Venturing further, you find stairs leading to a peaceful part of the woods. Sunlight filters through the trees, revealing a beautiful gazebo with fancy iron railings that twist like delicate lace.
The gazebo has a tiered metal roof that adds a touch of royalty, shielding you from both sun and rain. It beckons you to pause, take a deep breath, and soak in its magical charm.

This is a pet friendly property.
Ample parking available 250 meters away. Complimentary transportation provided for seniors and those with mobility limitations.
You can either walk or drive to the Mall Road ( 1 km from property)
Motion-sensitive lighting illuminates pathways at night for safety and energy conservation.
Maid Accommodation will be arranged near to the villa without meals.
The upper floor right side serves as the owner’s private space and is not accessible to guests.
No driver accommodation is available.
Guests can enjoy access to a spacious, shared swimming pool within the estate.
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 4 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.

Home Rules

Check-in time is 2 PM and Checkout time is 11 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
100% payment for the accommodation is required to confirm a booking.
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are not allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to admission. Guests may be asked to leave without any refund or compensation.
In case of special occasions like wedding and pre wedding ceremonies, milestone celebrations and events, and similar such events that require the parts or entire estate, whether they require elaborate arrangements or not, are at the sole discretion and explicit permission of the management. These need to be informed at the time of booking, and additional venue charges, additional deposits and charges for time efforts and specialised skills needed for prior arrangements and post event cleanup will apply.
Guests will be liable to pay for any damages caused at the property during the stay. The amount against such damages will be calculated on actuals and will be collected before the scheduled guest check out.

Food & Beverages Policy

Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
Meal payments are non-refundable if the meals are not consumed by the guests
Breakfast timing is between 8 am to 10:30 am. This service closes at 11 am. Guests are requested to place their orders at least 24 hours in advance.
Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

If booking is cancelled 21 days before checkin date, guests are entitled to a full refund. While, 50% refund if cancelled between 21-11 days before checkin date.
Any cancellations made less than 11 days before your checkin date, would not be refunded.
A nominal cancellation fee (5%) is charged for processing the refund.
Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.
In case of extreme last-minute cancellations due to extenuating circumstances, Guests will be refunded 85% of booking amount if brand gets another booking for the same date(s). If not, Guests will not be given a refund, and the cancellation will be treated as a no-show.
