This 5-bedroom villa in Karjat is a world away from the everyday. Each bedroom is airy and sunlit, opening into spacious ensuite bathrooms with stone bathtubs that invite you to soak while gazing at the hills.

Every corner feels like a postcard from Rome, yet with the warmth and ease of an Indian home. And yes, it’s pet-friendly, because paradise is better shared with your furry family too.

Step out onto the lawns and let the rhythm of your stay unfold. Begin your mornings with breakfast as the mist drifts lazily over the mountains. Spend your afternoons stretched out by the infinity pool, where the water seems to spill straight into the valley. As evening sets in, laughter carries across the lawns over high tea, followed by the irresistible aroma of a barbecue. And when night deepens, gather around a glowing bonfire under a starlit sky the perfect ending to the day.

Inside, the living room is just as inviting. A sleek pool table sits at the center, promising friendly rivalries over endless games. The heart of the home, though, is the glasshouse perched at the top - a dreamy escape with glass walls opening onto panoramic mountain views. By day, it’s a sun-drenched lounge for board games, wine, or a dip in the bubbling jacuzzi. By night, it transforms into your own private theatre with a state-of-the-art projector movie marathons set against the glow of the Sahyadris outside.

Movie Nights in the Glasshouse – Unwind with a private projector setup, watching your favorite films with the mountains as your backdrop.

Jacuzzi with a View – Sip on wine while soaking in the bubbling jacuzzi inside the glasshouse, surrounded by uninterrupted Sahyadri views.

We care for your absolute comfort! To that effect, please note:
– Guests are requested to handle the property with care and respect.
– For security purposes, CCTV cameras are installed in common and external areas of the property
– Smoking is permitted only in outdoor areas.
– This property is wheelchair accessible.
– Free parking is available onsite (in a covered parking area). There is also a public car park nearby.

The home features 5 spacious bedrooms, each with its own ensuite bathroom for added privacy and comfort.
A stunning glasshouse at the top doubles as a cozy lounge, with a projector available from 2:00 PM to 11:00 PM for movie screenings.
Checkout time is 10:00 AM sharp. Guests requesting a late checkout will be charged an additional fee.
We do not provide food or beverages services at the glasshouse.

Home Rules

Check-in time is 1 PM and Checkout time is 10 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
A Security Deposit of Rs. 5,000 per room is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
100% payment for the accommodation is required to confirm a booking.
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are not allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.

Food & Beverages Policy
Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
Meal payments are non-refundable if the meals are not consumed by the guests,
Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

A Guest is entitled to a refund of 75% if he/she cancels the confirmed booking upto 15 days before the Date of Check-In (before 1 PM).
A Guest is entitled to a refund of 50% if he/she cancels the confirmed booking upto 7 days before the Date of Check-In (before 1 PM).
If the Guest cancels within 7 days of the Date of Check-In, he/she is entitled to no refund.
If the Guest has made a partial payment, he/she is entitled to no refund whatsoever.
