About Home

Situated on the scenic hills of Panchgani, Cowboy Castle is a rustic yet thoughtfully designed villa that brings the charm of countryside living to life. Ideal for family getaways and small group retreats, this spacious 7-bedroom villa offers sweeping valley views, a cozy entertainment zone, and warm wooden interiors that reflect a unique cowboy-inspired aesthetic. With an expansive terrace offering 270° views and a dedicated games room with a projector setup, pool table, and gym equipment, guests can enjoy both relaxation and recreation without ever leaving the property. Whether it's enjoying a bonfire under the stars or unwinding in the double-height living room, Cowboy Castle is a true escape from the urban grind.

Layout of the Home:

Built over multiple levels, the villa includes 7 bedrooms with en-suite bathrooms, a large living room connected to a fully equipped kitchen, and a basement entertainment zone. The first floor and second floor have 2 bedrooms each with panoramic views, one room is on the ground floor and 2 rooms are located on the lower ground floor. The home also features a large outdoor terrace overlooking the valley, perfect for morning coffees or monsoon cloud-gazing. With ample open space behind the villa and countryside trails nearby, Cowboy Castle offers the perfect balance of indoor comfort and outdoor adventure.

Backstory
Over a decade ago, the owner of Cowboy Castle dreamt of building a peaceful mountain retreat surrounded by nature. He discovered this untouched cliffside plot while exploring the region on horseback, with no road in sight—just raw, rugged terrain. What began as a modest space with mango trees and a small gazebo for friends slowly transformed into a 7-bedroom villa, designed using reclaimed wood, stone, and a lightweight superstructure to suit the hilly topography.
After a devastating jungle fire destroyed the original structure, he rebuilt with renewed purpose—this time creating a home that felt like a true cowboy’s castle, complete with wide-open views, rustic interiors, and plenty of space for gathering. His vision was simple: to offer people a place to disconnect, breathe in the mountain air, and feel at home in the wild.

Due to monsoons, there is a plastic sheet placed outside the windows to avoid leakages.
Guests are advised to travel in a vehicle with high ground clearance with backup tires as the last few kilometers of the approach road are rough.
No ACs in the living room, only bedrooms. It doesn’t work on invertor.
In the event of a power failure, a UPS is available on-site, capable of running lights and fans for up to 5 hours. However, it does not support the heat pump or air conditioners. Panchgani experiences load shedding by MSEB every Tuesday, between 9 am – 6 pm.
CCTV is located outside the villa.
Safety Advisory: The home is surrounded by expansive forestland, and it is not uncommon for wild animals to occasionally wander onto the premises. Guests are advised to be cautious, especially after nightfall, and must never approach, leave children unattended or feed the animals under any circumstances.

Home Rules

Check-in time is 1 PM and Checkout time is 10 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
A Security Deposit of Rs. 5,000 per room is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
100% payment for the accommodation is required to confirm a booking.
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are not allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.
Food & Beverages Policy

Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
Meal payments are non-refundable if the meals are not consumed by the guests
Breakfast timing is between 8 am to 10:30 am. This service closes at 11 am. Guests are requested to place their orders at least 24 hours in advance.
Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

If booking is cancelled 21 days before checkin date, guests are entitled to a full refund. While, 50% refund if cancelled between 21-11 days before checkin date
Any cancellations made less than 11 days before your checkin date, would not be refunded.
A nominal cancellation fee (5%) is charged for processing the refund. While, refunds in travel credits have no processing fee.
Refunds for cancellations would only be processed in the form of travel credits if any amount of travel credits is utilised for booking.
Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.
In case of extreme last-minute cancellations due to extenuating circumstances, Guests will be refunded 85% of the booking amount if the brand gets another booking for the same date(s). If not, Guests will not be given a refund, and the cancellation will be treated as a no-show.
If the Guest has made a partial payment, they are entitled to no refund whatsoever.
