Featured in India Food Network, News18, Condé Nast Traveller, ET Hospitality World,Grazia and overlooking lush green views and uninterrupted skies, this multi-structure villa in Alibaug is 20 minutes from the Mandwa Jetty and only an hour away from the Mumbai Port by the RoRo.

- This villa in Alibaug has 2 structures. Structure 1 comprises one bedroom (with an ensuite bathroom) on the ground floor and three bedrooms (with ensuite bathrooms) on the first floor - each with a view of its own.

We care for your absolute comfort! To that effect, please note:
– Alibaug experiences scheduled power outages once a week.
– During monsoons, power cuts may recur throughout the day.
– The pool is operational between 9 am- 7 pm.
– We welcome pets at the property now. Guests are requested to pay for cleaning charges for pets at INR 2500 + GST.
– Pets will not be allowed in the pool.
– Meals can be arranged for pets at an additional charge.
– Guests can avail of barbeque services at INR 450 per person. There is a separate BBQ set-up available for those who prefer non-veg.
– We have a professional music system with karaoke that you can use after informing the caretaker on site.
– Outside meals/ready-to-make foods are not allowed.
– A grill has been recently added below the main gate to ensure strays do not interrupt your stay with us.
– The caretaker will be staying 24×7 throughout your stay in separate quarters on the same property for safety and security reasons.
– Given the weather conditions, you might spot a few insects/reptiles that can be mistaken for snakes but aren’t harmful or poisonous at all. While we strive to offer you the best experience, we cannot do much in such cases. Should there be any inconvenience, please feel free to inform the caretaker.
Considering the unique location of the villa, Internet connectivity can get affected due to falling of trees, heavy rains or other causes.
– In case of a power outage or fluctuations, generators can be switched on. However, power outages or fluctuations due to weather, regional restrictions, etc. are beyond our control. Hence, diesel charges for genset operation will need to be paid by the guests after 8 hrs of usage, the prices for further usage will be INR 800 per hour. The genset needs to be switched off for 30 mins, after every two hours of usage, to avoid a breakdown.
– As the monsoon season approaches and the coastal winds blow, we wanted to take a moment to inform you about a possibility that comes with this beautiful weather: power outages.

Home Rules

Check-in time is 1 PM and Checkout time is 10 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
A Security Deposit of Rs. 5,000 per room is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
100% payment for the accommodation is required to confirm a booking.
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are not allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Guests are prohibited from smoking and setting up hookahs in the rooms/villa/lawns.
The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave.
Tea/Coffee will be served during breakfast and evening tea time. If you would like tea/coffee at any other time of the day, it can be arranged at an additional charge.
No crackers or colours are permitted in this home.
All payments for booking the villa, including meals will have to be pre-paid prior to checkin. Security Deposit collected during booking will be returned during check-out or by NEFT within 5 business days after check-out, provided no damages are observed. To avoid inconvenience, we will not be accepting cash onsite for any reasons henceforth.
Security deposit is to be paid two days prior to check-in. If no damages are observed, the deposit will be returned during check-out itself or by NEFT within 5 business days after check-out. Please Note: The Security Deposit is subject to change depending upon the number of nights and the group size. Please check with your holiday advisor at the time of booking.
In case of special occasions like wedding and pre wedding ceremonies, milestone celebrations and events, and similar such events that require the parts or entire estate, whether they require elaborate arrangements or not, are at the sole discretion and explicit permission of the management. These need to be informed at the time of booking, and additional venue charges, additional deposits and charges for time efforts and specialised skills needed for prior arrangements and post event cleanup will apply.

Food & Beverages Policy
Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
Meal payments are non-refundable if the meals are not consumed by the guests,
Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

Bookings for Homes that have a Strict Cancellation Policy cannot be cancelled, or rescheduled, and are non-refundable.
If the Guest has made a partial payment, he/ she is not entitled to any refund whatsoever.
Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.
