About Home

Perched on Mashobra’s slope in a tranquil position, you'll find this beautiful cottage with the most incredible views. In fact, at the breathtaking Eastbury; every window is a view. An ideal location for mountain-lovers & hiking enthusiasts, one would feel like the Himalayas are hugging you at all times when you stay here. The ground floor of this European-inspired mountain home offers a contemporary living area that gives you an extremely homely feel, with the big, plump modern sofas. Blessed with private balconies, each bedroom at this home is a private oasis on its own. It is just perfect for enjoying your morning coffee while you breathe in that crisp, clean mountain air. Each season here can only be described as magical. In the summers, Set off to explore the Mall Road and Shimla Ridge just a short drive away from the villa and in the winters, you can go skiing or enjoy a snow-fight followed by a glass of wine with a movie.

After a serene day, feel free to warm up around the bonfire and end the day with a scrumptious meal with your loved ones.

The Space:

BEDROOMS
- There are 3 spacious bedrooms - 1 on the lower ground floor and 2 on the ground floor of the property.
- Each of these bedrooms are decked with comfortable furnishings and are equipped with a plethora of amenities including comfortable king-sized beds, heater, wardrobes, Wi-Fi access and ensuite bathrooms.
- Each of these bedrooms open up to a striking balcony offering a breathtaking view of the lush valleys.

BATHROOMS
- There are 4 bathrooms.
- All bathrooms offer geysers, towels and toiletries.
- For your convenience, please switch on the geysers half an hour before going for a shower.

COMMON AREAS
- There is a cosy living room on the ground floor of the property, offering comfortable seating for up to 14 people.
- This living area is equipped with a heater, portable music system and WiFi.
- The dining area is part of the living room and offers comfortable seating for up to 6 people.
- This peaceful British cottage consists of a charming deck area with seating space for up to 14 people.
- With a beautiful 300 sq.ft deck on the lower ground floor offering astounding views, guests can enjoy an al fresco meal here or just sit-back, relax and embrace nature as the sky changes hues.

KITCHEN
- Guests do not have access to the kitchen.
- Cook is available.
- It is equipped with a water purifier, toaster, crockery and cutlery.

FOOD
- All meals, including breakfast can be provided in-house at an additional cost, on an a la carte basis.
- Consumption of non-vegetarian food is allowed.

GUEST ACCESS
The guests have access to the entire villa except for the kitchen. In response to the COVID-19 pandemic, guests may have restricted access to any shared amenities.

INTERACTION WITH GUESTS
The host is present at the property and is always accessible via call/message. A trained and responsible caretaker is also present at the property to resolve any concerns and help you have a perfect stay. The caretaker will be available from 9AM to 10:30PM, guests are requested to plan their day accordingly.

STAFF ACCOMMODATION
We are able to provide accommodation for your personal staff at an additional cost of Rs. 800.

ACTIVITIES
Within the property, guests can play indoor games that are available at the property. A bonfire can be lit up in the quaint lawn as the guests relish a hearty meal by the fire. If outdoors are not your favourite place to lounge around, feel free to snuggle up by the living room fireplace. Guests can take a peaceful walk by the garden or around the property & embrace the beauty of the mountains of Mashobra.

ADD-ON SERVICES
- A bonfire can be lit up at an additional cost of Rs. 1500 for up to 2 hours.
- Prices may vary subject to availability and peak season rates.

POLICIES
– The full payment must be made for your booking to be confirmed.
– The number of guests must not exceed the count mentioned at the time of booking.
– Only the guests who have been accounted for are allowed at the villa.
– All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
– All foreign nationals must be able to share their passport and visa details prior to their stay.
– Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
– Any illegal activity – including but not limited to prostitution and the use of narcotics – is strictly not permitted.
– Any commercial activity is strictly not permitted.
– A refundable deposit may be collected before check-in.
– This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.

Home Rules

Check-in time is 2 PM and Checkout time is 11 AM.
A Security Deposit of Rs. 5,000 is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
All guests must carry valid government-issued photo IDs (Aadhar Card, Driving License, or Passport). IDs are mandatory prior to check-in for every guest.
Smoking within the villa is strictly prohibited.
Please do not damage any property. Guests are requested to take care of the villa and its contents.
Outside food is not permitted within the villa.
Guests are not allowed to access the kitchen except for infants, with prior permission.
No additional guests or day visitors are allowed during your stay.
Bachelor groups and stag parties are not permitted.
We do not encourage parties or late-night gatherings. Loud music is prohibited after 10 PM.
Consumption of alcohol is allowed within reasonable limits.
Illegal activities, including the carrying or consumption of drugs/narcotics or firearms/weapons, are strictly prohibited. Management reserves the right to report such activities to local authorities.
Guests are responsible for their personal valuables. Management is not responsible for any loss, theft, or damage to personal items.
Any inappropriate behavior or violation of these rules may result in a refusal of booking or a request to vacate the property if already checked in.

Food & Beverages Policy

Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.

Cancellation Policy

Bookings for Homes that have a Strict Cancellation Policy cannot be cancelled, or rescheduled, and are non-refundable.
If the Guest has made a partial payment, he/ she is not entitled to any refund whatsoever.
Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.
