This luxurious villa in Theog is spread across multiple levels, thoughtfully crafted to ensure a seamless blend of comfort and functionality for every guest.
The basement features three spacious bedrooms, each with attached washrooms, offering privacy and comfort for guests.
The ground floor serves as the heart of the home, with a warm and inviting living and dining area designed for socializing and shared moments. A fully equipped kitchen complements the space, ensuring a seamless culinary experience.
The first floor boasts three beautifully designed bedrooms, each with an attached washroom and a private balcony. These rooms offer stunning views of the surrounding valleys, perfect for relaxation.
The second floor is a haven for recreation and quiet moments. It houses a cozy library and an array of board games, making it an ideal space for unwinding or enjoying quality time with loved ones.

We care for your absolute comfort! To that effect, please note:
– Illegal Activities: Carrying or consuming drugs/narcotics and carrying firearms/weapons are strictly prohibited on the property. Any such activities will be reported to local authorities by the management.
– Smoking Policy: Smoking is not permitted inside the villa or any of the rooms.
– Valuables: Please take care of all personal belongings. The management is not responsible for any loss, theft, or damage to items.
– Identification: As required by law, all guests over 18 must present a government-approved photo ID with an address. Accepted forms of ID include Aadhar Cards, Driving Licenses, and Passports.
– Behavior: Inappropriate behavior or violations of the house rules may result in a polite refusal to accept the booking. If guests are already checked in, the management reserves the right to ask them to leave.
– Road Condition: The last 300 meters are off-road.
– Up to 4 cars can be parked onsite.

Home Rules

Check-in time is 2 PM and Checkout time is 11 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
A Security Deposit of Rs. 3,000/room is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
100% payment for the accommodation is required to confirm a booking.,
Outside food is not allowed in the villa.
Guests are not allowed to access the kitchen except for infants with prior permission.
Guests cannot invite other guests and day visitors during their stay.
Bachelor groups & stag parties are allowed.
We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm.
Consumption of alcohol is permitted only within limits.
Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities.
Smoking within the villa/rooms is prohibited.
The pool (if present) is unguarded. There is no lifeguard on site. Children in the pool must be accompanied by adults at all times.
Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items.
As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports.
Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave..

Food & Beverages Policy

Outside food is strictly not allowed at the home.
Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
Meal payments are non-refundable if the meals are not consumed by the guests
Breakfast timing is between 8 am to 10:30 am. This service closes at 11 am. Guests are requested to place their orders at least 24 hours in advance.
Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

Bookings for Homes that have a Strict Cancellation Policy cannot be cancelled or rescheduled, and are non-refundable.
If the Guest has made a partial payment, he/ she is not entitled to any refund whatsoever.
Cancellation for peak dates, including Holi (14th–15th March 2025), Independence Day (15th August 2025), Diwali (18th–28th October 2025), and Christmas & New Year (24th December 2025–2nd January 2026), will not be accepted.
