Home Rules

• Check-in time is 2 PM and Checkout time is 11 AM. Requests for early check-in or late check-out would be subject to availability with additional charges.
• Property staff is available from 8 AM to 10 PM for your service and assistance. Overtime charges will be applicable if you need staff after 10:30 pm. Female attendants retire to their chambers at 7 pm, while the male attendants will be at your service till 10 pm.
• A Security Deposit of Rs. 20,000 is charged for each stay. This amount is 100% refundable in case of no damages or violation of house rules.
• The house does not permit outside visitors at the property during the stay
• Kids above the age of 10 will be considered as adults and will have to occupy a separate room.
• Accommodation for drivers and Nannies are separate. We have 2 staff rooms available at the property on a sharing basis for 2 staff at 4000 plus taxes per room per night. Staff meals are separate and are on a chargeable basis
• Meals in the main Royal Dining room (main residence) is at additional charges exclusive for lunch and dinner
• Consumption or possession of illegal drugs is forbidden.
• Alcohol should be consumed responsibly.
• No guest under the age of 18 may possess or consume alcohol at any time while on villa property.
• No loud music/television/disruptions will be permitted post 10 pm. Televisions, voices, or other devices must be always kept at a respectful low level. Doors should be opened and closed quietly. No running in halls.
• Please do not rearrange our furniture
• Any lost keys will be charged as per the management policy.
• Electricity and water conservation should be respected.
• Appliances such as ACs and Lights should only be switched on when needed.
• Additional services should be requested at least 5 hours in advance.
• Do not use the swimming pool while intoxicated.
• The use of the swimming pool by guests below the age of 12 must be supervised by an adult. As there is no lifeguard on duty
• Guests are responsible for their personal belongings and Valuables.
• You are liable for any damage however caused (whether by deliberate, negligent, or reckless act) to the room(s), hotel’s premises or property caused by you or any person of your party whether staying at the hotel during your stay. You will have to bear the damage incurred to your room or the hotel property during your stay.
• The home has no liability for lost, misplaced, stolen, or damaged valuables or belongings.
• The host is not responsible for any item left behind by a guest. However, any item, except for perishable items, left behind by our guests and found after departure by Housekeeping will be collected, logged in, and kept in a secure location for collection by the owner for up to14 days. Records of Lost & Found items are retained for five years. Reasonable effort will be made to notify the guest that an item has been found. Perishable items, underwear, and miscellaneous toiletries are discarded.
• We would be happy to return your lost item(s) to you by the Courier Service. A separate receipt will be mailed to you. We are not responsible for any item lost or misdirected during shipment by the Courier Service.
• Lost & Found items are held for 14 days while we attempt to contact the guest. If guest contact information is incorrect or cell phone mailbox is full and we are unable to contact the guest during the 14-day holding period, the unclaimed item(s) are thrown away, given to local organizations, or disposed of accordingly by the host
• Guests are kindly advised that stag bookings are not permitted at this property.
• Pets are strictly prohibited at this home.

Food & Beverages Policy

• Outside food is strictly not allowed at the home.
• Kindly place your breakfast order by 4 pm, the previous day.
• Guests can opt for meal options at an extra price. Meal payments have to be done minimum 2 days prior to the booking for the concerned staff to take your order and source necessary items as the home is situated in a remote location.
• Meal payments are non-refundable if the meals are not consumed by the guests
• Breakfast timing is between 8 am to 10:30 am. This service closes at 11 am. Guests are requested to place their orders at least 24 hours in advance.
• Guests are requested to carry their own alcoholic beverages, juices, cold drinks and refreshments as there are no markets nearby.

Cancellation Policy

• For cancellations made up to 15 days prior to the check-in date, 80% of the booking amount will be refunded via the original payment mode or 100% in the form of a future credit note.
• For cancellations made 8-14 days prior to the check-in date, 50% of the booking amount will be refunded.
• For cancellations made within 7 days prior to the check-in date, the booking amount will be non-refundable.
• Standard Cancellation Policy does not apply to peak or blackout dates. Refunds are only available if 100% payment has been made. Partial payments are non-refundable.
